Housebuilder Bloor Homes and submitted plans for the first phase of housing to be constructed on land sold by the Seashell Trust in Heald Green.
202 new houses have been proposed for the site, the sale of which will allow Seashell Trust to deliver a brand-new purpose build school for children with complex communication challenges. The proposals include provision of 57 affordable homes.
The submission of a planning application to Stockport Council follows a public consultation on the scheme which took place during the summer. Approval for the sale of the land and residential development was approved by the Secretary of State for Housing, follow an appeal of the council’s original decision, citing concerns over greenbelt loss. The Housing Minister however overturned this decision due to the significant benefits to housing supply that the development could offer.
A total of 325 new homes are earmarked for the site, of which 30% will be marketed as affordable housing. Plans also include 5.5 acres of public open space for residents, and housing design has considered the changes in how we live caused by the coronavirus pandemic and associate lockdown. Bloor Homes’ Senior Land Director, Tony Newton, commented:
The approach to creating distinct homes and quality places has been reinforced by shifts in how people live as a result of increased flexible working, consideration of work-life balance and the ‘new normal’ established as a result of Covid-19.
“Each have emphasised the importance of delivering high-quality places for people to live and access to amenity space within gardens and open space provision.”
NJL Consulting are the planning consultants on the scheme, and Lexington Communications managed the public consultation.
