Vacant properties are a major target for squatting, theft, vandalism and arson and we must take steps to deter this and ensure we are ‘Insurance compliant’. This is the message that Red Rock facilities want to ensure gets out to all property owners.
Kevin Welsby explains:
“If a building becomes vacant you must immediately contact your insurer and make them aware of this. In most cases they will have specific requirements you have to adhere to for your insurance cover to remain valid.
“A few examples of the insurers vacant property requirements are:
- Draining down of water systems and switching off of gas and electricity, with the exception of services to security devices and/or systems.
- Removal of all refuse, waste and any combustible materials.
- Letter boxes must be sealed.
“Ensuring the building is periodically inspected, both internally and externally, with a written report and photographic evidence of inspection is good practice and can help to ensure that any insurance issues are dealt with smoothly”.
