
Housebuilder, David Wilson Homes, part of Barratt Redrow Homes, has submitted plans for a development of over 450 new homes in Woodford following a public consultation in Autumn 2025.
Proposals for the Swineseye Farm site will see approximately 455 homes built on a 51 acre site between the A523 Roy Chadwick Way bypass, from which homes will be accessed by car, and existing homes on Bridle Road in Woodford, with the existing farmhouse dividing the site into two lots. With only outline consent being sought at this stage, the exact make up of the types of and sizes of homes is yet to be decided, however, given the land’s location within the Green Belt, it is expected to deliver 50% affordable housing provision in accordance with planning rules.
Pedestrian and cycle links will connect the development with the rest of Woodford, while additional active travel connections in the scheme will provide a route to the nearby railway station in Poynton. Children’s play provision and green spaces are also included within the outline plans for the development.
In a consultation on the plans in Autumn 2025, respondents largely objected to suggestion that there was need for new homes to be built in Woodford. They also raised objections to the scheme based on possible to impact on local services and transport infrastructure from such a large-scale development.
Further objections centred on the environment impact of development, as well as the construction of new homes on Stockport’s Green Belt. Developers argue the scheme constitutes Grey Belt land, given its location bounded by the A523, and is therefore suitable for development given the borough’s lack of supply of land to meet its housing targets while no Local Plan is in place. However, Stockport Council’s most recent Draft Local Plan, consulted on at the end of 2025, does not allocate this area for housing development in Woodford, instead preferring development on the South and West sides of the village.
The scheme is the latest in a series of major housing developments being considered for Green Belt sites around Woodford in order to meet the borough’s housing needs. These include a 540-home extension of Woodford Garden Village by Harrow Estates, which was approved by the national Planning Inspectorate over the heads of local planners, a decision which Stockport Council is in the process of appealing.
