Muse, regeneration specialists and Stockport Council’s development partner on the Stockport Exchange business hub, has been awarded the contract to bring forward another major regeneration project in Greater Manchester.
Muse has been named as the delivery and investment partner that will work with Manchester City Council to deliver a £500 million regeneration scheme in Wythenshawe town centre following a procurement exercise started in October 2023. The partnership will deliver a long-term programme of regeneration including a new public square, shops, net zero commercial space, cultural and community space as well as 1,750 new homes with work commencing as early as 2025. The joint venture partnership also has set an ambition to deliver the UK’s first Positive Energy District (PED) in Wythenshawe, by delivering highly energy efficient buildings – along with native trees, urban allotments, and roof gardens.
Phil Marsden, Managing Director for Muse – North West, said:
“We are extremely excited to be given this opportunity to deliver a vibrant new neighbourhood in Wythenshawe. A place which is successful, sustainable and full of character. A place that people are proud to live in, and that people will love to visit.
“We will now work closely with Manchester City Council, other local partners and the local community, to deliver against an ambitious and bold strategy. One which delivers a community-centric, climate-resilient, and inclusive Wythenshawe Civic.
“Our team has engaged closely with the community and listened to local people. We will work with, and build on, what already makes Wythenshawe special. We are committed to addressing the challenges and seek to change perceptions. There is so much to be excited about.”
Cllr Bev Craig, Leader of Manchester City Council, said of collaborating with Muse on the scheme:
“Muse brings with them a wealth of experience in transformational and sustainable development projects and we look forward to working closely with them to bring forward plans for the town centre quickly.”
In Stockport, Muse Developments are the council’s development partner on Stockport Exchange, a flagship scheme within the wider £1 billion regeneration of the town centre. The £145 million development has created a stunning new gateway to the town for visitors arriving at Stockport Railway Station and boasts major local employers and international businesses among tenants, such as musicMagpie, ONP and BASF.
Plans for the next phase of development are due to be approved by Stockport Council’s planning committee on 15th August, which include 60,000 sq ft of office space at 4 Stockport Exchange, padel courts, and an additional 185,000 sq ft of Grade A office space and up to 100 residential apartments, to be delivered in the later phase of the scheme.
