
Housebuilder, Kellen Homes, and housing association Great Places, have submitted plans for a 200-home development of affordable housing to built at Mirrlees Fields.
The 100% affordable scheme will occupy just a small portion of the Mirrlees Fields site, with approximately 40 acres having passed to the Land Trust to be retained for public use as an informal country park, which would protect the area from future development. Plans for the development follow outline planning permission for the site that was granted in January 2024 after an appeal by the then site owner, MAN Energy Solutions, saw Stockport Council’s original denial of planning permission overturned.
Kellen and Great Places have proposed 200 homes for the site which comprise 1-bed apartments, and a mix of 2-, 3-, and 4-bedroom houses. Properties will be made available through a mix of shared ownership and social rent schemes, and represents an increase on the 50% affordable housing provision originally permitted for the site thanks to grant funding that is backing the scheme.
Prior to the planning submission, a public consultation on the proposals ran from 28th October to 11th November 2024 and was use to influence the final planning submission.
The planning submission also seeks to finalise plans for the country park that will occupy the undeveloped portion of Mirrlees Fields. Prior to sale by MAN Energy Solutions, it was agreed this portion of the site would be taken on by the Land Trust in perpetuity to protect the site from development. MAN, a subsidiary of Volkswagen whose premises sit next to the site, sold the land surrounding its premises for development in order to invest in its workforce, buildings and transition to green technologies.
