
Plans to create a major new business park next to Bredbury Park Industrial Estate in Stockport have been submitted by Chorley-based developer FI Property Group.
The proposal will deliver circa 756,000 sq ft of premium employment space and generate up to £240 million in social value over the next 10 years.
The planning application for the site, which is adjacent to Ashton Road and Bredbury Parkway and was acquired by FI in 2021, has now been submitted to Stockport Council.
Following a public consultation in June 2024, the developer’s proposal commits to delivering vital employment space for regional industrial and manufacturing businesses, while maximising community benefit and reducing environmental impact.
Several updates to the plans have been made in response to feedback from the consultation, including further detailed highways assessments and enhanced landscaping and public rights of way. The development will feature a 39-acre ecology zone, which will remain undeveloped to provide access for visitors and local residents.
The site will also offer major regional employment opportunities, with the creation of up to 1,000 skilled jobs throughout construction and the site’s long-term employment, along with a skills programme delivered by the developer that includes work placements and careers workshops in collaboration with local education providers.
The development can accommodate a variety of unit sizes designed to target BREEAM Very Good ratings, with the construction of the units led by FI Property Group’s in-house construction and development teams.
The submission marks a major milestone for the project, reinforcing FI’s long-term commitment to delivering high-quality, sustainable employment space in Stockport.
