Developers PIN Property have submitted plans to build a 135,000 sq ft warehouse on the site of the former UK headquarters of BASF in Stanley Green, Cheadle.
The developers acquired the site from BASF for around £6 million in January 2020, following the German chemical company’s move from Cheadle to 2 Stockport Exchange in the town centre.
PIN Property propose demolishing the existing vacant office building and constructing in its place a warehouse and distribution facility with a footprint of 135,000 sq ft on the 2.8 hectare site. Given the scale of the development, PIN Properties have proposed the use of composite cladding in a range of colours and patterns to break up the visual mass of the building and take design cues from existing commercial schemes on Stanley Green Business Park.
Plans propose a single, open warehouse with loading bays for HGV access. Around 10,000 sq ft of office space for is also included in the designs, alongside parking for 280 staff.
Given the site’s location, close to the A555 Airport link road and on the existing Stanley Green industrial area, developers suggest the scheme is a sustainable repurposing of a location in an existing employment area: global chemicals distributor, Univar, also has operations at Stanley Green, and plans are also being considered for an 85,000 sq ft industrial unit on the North side of the A555 on the former Kleencare Ecolab site.
Decision on approving the warehouse scheme for the former BASF headquarters is expected in October 2021.
