Tandem Investments, owners of the STOK office scheme in Stockport town centre, have made their first acquisition in Trafford Park.
The business has acquired the Unit E, Ashbridge at Trafford Park from a private seller for £2.84 million.
Tandem plan to undertake a full refurbishment of the vacant 18,500 sq ft unit and associated yard over the summer, which will include replacing the roof and cladding, upgrading the lighting, WC’s and office accommodation. It is anticipated once the refurbishment is complete, it will have obtained an EPC A rating.
Commenting on the transaction Chris Lloyd, Director at Tandem Investments:
“Thrilled to get this purchase over the line. Trafford Park is a location that appeals to investors and given its history, location, existing occupier base and unrivalled connectivity, we are well positioned to capture growth.
“We are excited to complete the rebrand, refurbishment and deliver a product worthy of its location. We have raised significant funds and seek to acquire similar assets.”
Acting on behalf of Tandem, Rehan Zaman from Zaman Roberts commented:
“Trafford Park has everything – the biggest shopping centre in the North, major logistics buildings and the forthcoming masterplan for the Manchester United complex. A small warehouse on a large site in a prime Trafford Park location is hard to find, so we are pleased to have advised Tandem on this transaction”
Savills, Roberts Vain Wilshaw and Brian Birtwistle Property Consultancy acted on behalf of the vendor and Zaman Roberts represented Tandem Investments.
