Manchester based developers, One Heritage, have confirmed their agreement to purchase of Seaton House in Stockport town centre, for £675,000.
Located on the corner of Wellington Street and Fletcher Street, the developer has plans to convert the office building into 30 apartments, subject to planning approval. The property currently has permitted development rights to allow conversion to 12 apartments.
One Heritage estimates that, should planning approval be granted, work could complete on the conversion by the end of 2023, and the scheme will have a gross development value on £5.6 million.
The property is the developers’ second purchase in the town centre, after acquiring Plus House on St Peters’ Gate in February 2021, with plans submitted to Stockport Council to convert this block into 18 apartments. Beyond Stockport, preparing for construction by the developer is a 55-storey residential tower, One Heritage House, in Salford.
Jason Upton, CEO of One Heritage Group commented:
“I am delighted to secure our second acquisition in the heart of Stockport. Our existing St Petersgate development, scheduled to complete at the end of this year, is only a short walk away.
“Stockport is seeing significant investment and could outperform against the broader property market due to its excellent connectivity to both London and Manchester via train, its proximity to Manchester airport, and its access to the Peak District.”
