
Aberdeen-based housebuilder Stewart Milne Homes is preparing a planning application to build 180 new homes off Marple Road, Offerton, on the site of a sand and gravel pit.
The brownfield site being considered for new homes comprises approximately 24 hectares and is used for the extraction of sand and gravels, as well as a small storage and retail area, and perimeter woodland. Developers are proposing demolition and landscaping of the existing earthworks to make way for up to 180 new homes to be built on the site. Initial proposals also include associated infrastructure, including road access from Marple Road, footpath connections, and a new open woodland area and wetland site to enhance biodiversity through new habitat creation.
The developer has published its Environmental Impact Assessment (EIA) Scoping Report ahead of the submission of a detailed planning application for the scheme, which invites Stockport Council to share scoping opinion on plans. A scoping opinion formally sets out what environmental considerations Stewart Milne Homes should make ahead of their application within their EIA.
The EIA for the scheme is set to consider the biodiversity impacts of plans compared with the status quo, as well as any potential impact of construction and development on nearby local nature reserves. The impact on flood risk and drainage will also be considered, given the site is bounded to the North by the River Goyt.
Developers are in particular inviting Stockport Council to comment on how the scheme could impact benched plans for a North/South bypass link through the borough that had originally been designed to cut through the site when it was proposed in 2006.
