RED ROCK CUT SERVICE CHARGE COSTS IN HALF

Since Red Rock Facilities Management were appointed to manage Acorn Business Park on behalf of Acorn Business Centres (Stockport) Ltd, they have managed to reduce service costs by over 50% and replaced the costly manned guarding facility with state of the art monitored CCTV systems.

Acorn Business Park above – consists of 11 detached 2 storey office units situated near M60 (J1) Stockport town centre and is within easy walking distance of Stockport Rail and Bus Stations and just a short walk from the town centre.

Since 2011, Red Rock FM have implemented key improvements to the estate including:

• Service charge costs reduced over a 4yr period by over 50%.
• Investment in state of the art monitored CCTV systems throughout the estate to replace the costly
   manned guarding facility with continued investment to ensure the system is updated.
• Installation and maintenance of prominent and modern estate signage to help navigation round
   the estate.
• Minor grounds and bin stores improvements with ongoing maintenance.
• Improved traffic flow with installation of line markings.
• On-going major improvements programmed to the drainage infrastructure to improve facilities on
   the entire estate whilst liaising with the existing tenants to ensure minimal disruption.

The following processes were put in place as part of the restructure and on-going management of
the site and most are still in place today:

• Historic expenditure investigation.
• Periodic Cost Reviews & retendering where necessary.
• Anticipated Expenditure Reports.
• Periodic Budget v Actual Report.
• End of Year Service Charge Actual Statements.
• Attendance of all Committee Meetings.
• VAT Returns.
• Annual Unaudited Accounts
