Progressive Living and Picture This have submitted a planning application for a £70 million residential development that will bring 245 new homes to Stockport town centre.
The scheme, located on the site of Victoria House—a derelict office building on Wellington Street/Piccadilly roundabout—and the Fletcher Street surface car park, will deliver 245 one, two, and three-bedroom apartments across two blocks ranging from 8 to 20 storeys.
The scheme will be developed by developer Progressive Living and professionally managed by Picture This, marking a significant investment in Stockport’s ongoing £1 billion town centre regeneration. It includes the demolition of Victoria House and the creation of high-quality, age-inclusive homes designed to support sustainable urban living.
The apartment layout and design have been informed by Passivhaus Low Energy principles, prioritising sustainability, and a focus on enhancing the surrounding neighbourhood and community. Earlier this year, the scheme secured Brownfield grant funding from the Greater Manchester Combined Authority (GMCA), further underscoring its importance to the region’s housing strategy.

Designed by AEW Architects, the project is supported by a delivery team that includes Re-Form, Renaissance, Zerum, OFR, GIA, Novo, Our Studio, Jameson Acoustics, SK Transport, Turley, and Oxford Archaeology. Planning has been submitted by Euan Kellie Property Solutions.
If approved, work is expected to begin in Summer 2025, with completion anticipated by June 2027.
This development represents a significant milestone for Stockport, enhancing the town centre’s residential offering while supporting its ongoing economic regeneration.
