Developer, Belport, has launched a public consultation on proposals to build more than 1,200 new homes in Adlington, Cheshire, after previous plans for a New Town on the site failed to secure government backing.
The developer’s masterplan for the site proposes 1,275 new homes on an approximately 70-hectare site on the north-western edge of the existing Adlington village. Homes will be in walking and cycling distance of Adlington Village Centre, and Adlington railway station. Plans also propose a new primary school and a new local centre within the development, with retail and leisure amenities.
The scale of the development being proposed represent a significant scaling back of the original Adlington New Town scheme of up to 20,000 new homes across over 750 hectares, which failed to make the government’s shortlist of new towns earlier this year. Plans for Adlington had attracted widespread ire from the local community, as well as local elected officials representing the area, who revealed they had not been consulted on proposals prior to the government’s announcement of longlisted new town sites.
Belport, the developer behind proposals and which owns the Adlington Estate on which new homes are planned to be built, argues the development is necessary to meet Cheshire East’s housing needs. Cheshire East can currently demonstrate only a 3.3-year supply of deliverable housing land, against a Government requirement of five years. It argues new homes will meet the needs of existing residents across Cheshire, and strengthen the area’s ability to attract and retain skilled workers to allow local businesses to expand.
Ahead of a formal planning submission to Cheshire East Council, Belport is conducting a public consultation, running from Tuesday 1 September until Monday 28 September 2026, alongside submission of an EIA Scoping Request to the Council setting out the environmental topics to be assessed as part of the application.
Feedback can be shared online via the development’s website, while an in-person event is also being held on Thursday 10 September 2026 hosted at Adlington Hall from 1pm to 8pm, where members of the project team will be on hand to discuss proposals.
All feedback received during the consultation will help inform and refine the proposals when a full planning application is submitted in 2027.
