Stockport Council is expected to approve planning permission for the construction of 325 new homes on land in Heald Green formerly owned by local charity, Seashell Trust.
Bloor Homes submitted plans in September 2020 for the first phase of development on the site, following their purchase of the land from Seashell three months earlier. The first phase of the scheme will see 202 new homes built on the site, including 57 that will made available as affordable housing. Plans also include 5.5 acres of public open space for residents, and housing design has considered the changes in how we live caused by the coronavirus pandemic and associate lockdown. A total of 325 properties are expected to built in total on the site off Wilmslow Road in Heald Green, a third of which are to be sold as affordable homes.
The Council had originally opposed Seashell Trust’s plans to sell part of their campus for housing, however, the decision to deny outline consent for the 325 home scheme was appealed, with the Secretary of State for Housing overturning the council’s ruling. The Secretary of State found that the loss of greenbelt land would be outweighed by the significant benefits to the local community of the improved housing availability, as well as from the redevelopment of Seashell’s school buildings, which has been funding by the sale.
Stockport Council’s Planning & Highways Regulation Committee is to meet virtually on Thursday 29th April to decide on the scheme. Bloor Homes anticipate the homes launching in early 2022 should approval for their plans be granted.
NJL Consulting are the planning consultants on the development, and Lexington Communications managed the public consultation last summer. Developers, Bloor Homes, are also currently delivering an exclusive development of 3,4 & 5 bed homes at Kingswood, Poynton.
