
Property developer, Northern Group, has lodged plans with both Stockport Council and Manchester City Council to bring forward a scheme of 200 new homes in Reddish, around the neighbourhood’s so-called ‘Secret Lake.’
Northern Group propose building 200 homes on the 12-acre site which spans both Stockport and Manchester local authorities, with 168 homes in Reddish on the Stockport side of the boundary, and 32 in Manchester. 50% of the properties are set to be made available as affordable housing.
Currently the site is privately owned with informal public access to a small lake, known to local residents as the Secret Lake, and some wooded areas, and is situated off Nelstrop Road North and Station Road in Reddish, with the Fallowfield Loop cycleway passing through the area.
While the site is popular with the local community as an accessible green space, developers argue that the site has also become a hotspot for anti-social behaviour and fly tipping. Plans look to enhance access to the lake for angling and recreation, and preserve open green spaces in the area. New homes on the site will comprise two- and three-bedroom dwellings homes of up to three storeys, as well as 91 apartments on the easternmost part of the site, which will be built by infilling a smaller body of water.
Local community engagement ahead of the formal planning application highlighted concerns about antisocial behaviour in the area that development on the site could help improve, while also noting the risk of habitat loss – planning regulations will demand, however, 10% biodiversity net gain to be achieved through the scheme.
