Housebuilder, Bellway, has announced a partnership with Mosscare St Vincent’s Housing (MSV) on its 244-home planned development on the former Gatley Golf Course site.
Outline planning consent for development on the site was approved in Spring 2025, with Bellway acquiring the site earlier this year. MSV has now formed a new partnership with Bellway to bring forward 122 one-, two-, and three-bedroom apartments and homes on the site through a mix of affordable, intermediate rent and shared ownership as part of conditions requiring 50% affordable housing provision. The remaining 122 homes will be sold on the open market by Bellway.
The total 244 homes planned for the site represents a slight reduction on the original 278-homes that were permitted in the original outline planning application. Bellway’s full planning application for the scheme is currently with Stockport Council for approval.
Charlie Norman, Chief Executive for MSV said:
“This is great news for Stockport, bringing an unused and undeveloped site into use for local people. We are still in the grip of a housing emergency, where families are crying out for affordable homes. MSV has a strong track record of not only providing those homes, but then delivering on our promises and providing the best possible services for long-term investment in the area. Overall, the development will see an investment of £49m in the site, which has got to be good news for everyone.
“Thanks to Bellway for working with MSV on this important project. We have a well-established partnership with colleagues at SMBC so I’m really looking forward to seeing the plans presented to council for their consideration.”
Mathew McAdam, Managing Director of Bellway Manchester said:
“We are delighted to reach this agreement with MSV Housing, which will make a significant contribution towards the provision of affordable homes in Stockport and also help to accelerate the delivery of new housing.
“High-quality affordable housing is an essential ingredient in building strong, inclusive and diverse communities. We are looking forward to developing the former Golf Club and delivering high quality new Bellway homes in such an attractive setting within Stockport.”
